Where do my monthly dues go?
Monthly HOA dues are $570, effective January 1, 2021. Payment is due on the 1st of each month.
The Dues are used to pay for landscaping, as well as maintenance of the common area facilities (e.g., pool, tennis courts and clubhouse), insurance (earthquake and property), community infrastructure (e.g., lights, roads, bridges and sewer lines) and administration. The Association also maintains wooden decks, siding, roofs, gutters and paint for the townhome residences. (For more information on Association and Homeowner maintenance obligations – see FAQs.)
A 10% late fee will be assessed if payment is not received by the 16th of the month.
Automated Payment Plan
The Association offers a payment plan through WestAmerica Bank which provides for the automatic scheduled payment of your HOA dues. The payments are scheduled for the 10th of the month. (Note: If the 10th falls on a Saturday, the transfer occurs on Friday the 9th. If the 10th falls on a Sunday, the transfer will be scheduled for Monday the 11th.)
To sign up, just send us a letter authorizing us to deduct the monthly dues from your account, along with a void check from the account you would like to designate for the program. Currently, 64 of our 79 accounts (81%) are using this system.
